- 1 ngan = 100 square wah = 400 m²
- 1 rai = 4 ngan = 400 square wah = 1,600 m²
Land prices in Thailand are usually quoted per square wah or per rai.
Title deeds to look for
- Chanote (Nor Sor 4 Jor): full ownership with surveyed boundaries – the best and safest title.
- Nor Sor 3 Gor: a confirmed right of use that can usually be upgraded to a Chanote.
- Be careful with weaker documents that cannot be sold or transferred, and always check the deed at the Land Office.
Checklist before you buy land
- Legal road access to the plot.
- Electricity and water supply nearby.
- Zoning and building height limits for the area.
- Flood risk and the soil level compared with the road.
- Boundaries that match the title deed.
Can foreigners buy land in Thailand?
Foreigners cannot own land in their own name. The most common option is a registered lease of up to 30 years, after which you can build and own the house.
