Can foreigners buy a condo freehold?
Yes. Under the Thai Condominium Act, foreigners can own condo units freehold as long as total foreign ownership in the building stays within 49% of the sellable area. The purchase money must be transferred into Thailand in foreign currency, and the bank document for that transfer is needed at the Land Office. If the foreign quota is full, a registered lease is the usual alternative. See our foreign buyer guide.
