Hua Hin or Pranburi?
- Pranburi (about 30 minutes south of Hua Hin): more land for your money and a quieter, rural setting. 3-bedroom houses in villages such as Baan Lak and Baan Yenjai start from about ฿2.5M.

What to check before buying a house
- The type of title deed (a Chanote is the strongest) and that the land size matches the deed.
- Building permits and that the house was built as approved.
- Village (moo baan) rules and the monthly common fee.
- Road access, water supply, drainage and flood risk in the rainy season.
- Distance to the beach, town centre and the places you will use every week.
